Branded residences in Miami: the new luxury in condominiums

Miami’s real estate market has found a new way to differentiate its luxury properties, as an increasing number of developers turn to renowned firms to lend an identity to their residential projects. Hotels, fashion brands, automakers, and hospitality groups are participating in developments where the company’s name is a key part of the offering for buyers.

This formula has given rise to “branded residences”—a segment combining private homes with the services, design, and benefits associated with a specific brand. Miami ranks among the top locations globally for projects in this category, trailing only Dubai, according to a specialized guide published in 2026.

The level of brand involvement varies by project. At 888 Brickell, the collaboration with Dolce & Gabbana extends to elements such as entrances, interiors, and the building’s overall aesthetic. Meanwhile, Bentley Residences in Sunny Isles Beach features elevators capable of transporting cars directly to private garages located next to the residences.

The automotive sector is also represented by Pagani Residences in North Bay Village, where the Italian hypercar manufacturer brings its brand identity to the residential market. The hospitality sector is represented by names such as St. Regis, Ritz-Carlton, Mandarin Oriental, Four Seasons, Kempinski, Anantara, and Delano across various areas of Miami.

The culinary world has also found a place in this model. Nobu is participating in a residential development in Brickell alongside Foster + Partners, while Villa Miami incorporates a concept by Major Food Group.

For buyers, the value of these properties depends on the nature of the brand’s relationship with the building. Some projects include ongoing services, while others focus their offering on design, amenities, or exclusive benefits reserved for owners.

The growth of branded residences in Miami demonstrates how the luxury market is expanding its selling points; a residence can offer a prime location and exclusive services alongside the identity of a renowned brand. The evolution of this segment will depend on the experience owners have once the projects become operational and on each brand’s ability to maintain its appeal over time.
