New Developments and Housing Initiatives Shape the Future of Coconut Grove
A new project is underway in Miami’s Coconut Grove neighborhood that features a hospital affiliated with the University of Miami as well as a wellness-focused facility known as THE WELL. This development is part of the rapidly expanding wellness lifestyle trend in the area.
The city has also committed $4.2 million to back an affordable housing initiative in the historically Black West Coconut Grove community, which will include the construction of micro-condos with support from faith-based organizations.
Coconut Grove remains one of Miami’s strongest real estate markets as of early 2026, valued for its mix of natural scenery, waterfront access, and a variety of residential options. However, recent proposals to allow more residential and mixed-use development on land zoned for civic institutions were rejected due to community concerns.
Some longtime Black residents of West Coconut Grove have alleged unfair displacement, prompting a federal housing complaint. Despite challenges, Coconut Grove continues to be recognized as a desirable location for long-term homebuyers interested in stability and lifestyle amenities, contributing to its expected property value appreciation throughout 2026.
